your second point doesn't make any sense. A house is worth whatever it is worth regardless of whether or not a realtor is involved. Houses aren't worth extra because an agent is involved. The rest of your advice is great

then why are realtors involved at all? And I agree with you that if you research comps and understand the market you can price it right.

realtors are really expensive advertising agents.

This is true, but I think people tend to inflate the price of their house because they know that there's 6% coming off the top before they get their profit/equity out. As a prospective buyer, I expect houses FSBO to be a little cheaper since I know that they aren't paying the 6% commission.

If I have a $200,000 house that I want to get $175,000 out of, I'll list it at $200,000 with a realtor, but maybe only $193,000 by owner. It may not make sense, but that's the way that people think.
