As much as I'd like, I don't think it would support a F1 track. You have to look at the demographics of the area and what facilities the local economy has to support one. Demographics would also rule out a Nascar track, which I am glad they do. Honestly with a sports arena, most of it would sit idle for a good part of the year.
What I forsee I sometimes like a big plant or warehouse structure for a much larger company, or set of companies. Hell, even a plant that builds cars would be nice, and with the intercoastal being not too far away, it could be a possibility for shipping cars around the world. Of course some major dirt work would need to be done, but it could be possible and worth it in the long run.
There just isn't much you can do there.

There is a ton of land out in the East, to both the east and west sides of I-510, that could be developed for industrial. You already have NASA and Folgers out there.
