Offer to buy adjacent strip of land behind house

I received a letter in the mail from a realtor representing the owner of a small (35') strip of land behind my house.

I think this strip is previously encumbered with a drainage servitude and am going to verify this. Given that and the non-usefulness of this property to anyone other than me, how would one go about valuing this strip.

Not sure I want to get an appraiser involved, as an appraisal would be about 25% of the asking rate.

Find out how much the seller is asking then offer half.

Just take it. Don't buy that shite. Build your fence passed it and act like you own it.

How much are you think it would cost to have land appraised?
