Offer to buy adjacent strip of land behind house

I received a letter in the mail from a realtor representing the owner of a small (35') strip of land behind my house.
I think this strip is previously encumbered with a drainage servitude and am going to verify this. Given that and the non-usefulness of this property to anyone other than me, how would one go about valuing this strip.
Not sure I want to get an appraiser involved, as an appraisal would be about 25% of the asking rate.

Find out how much the seller is asking then offer half.
