Anyone know anything about Exclusive Resorts. Close friend is a member. We have been on several trips with them. Even OT ballets would be impressed.Fabalous properties all over the world.

Destinations are legit, worthy of any OT baller.

However I don't think it's really a great deal. On top of the $175k fee to join, you still have to pay an annual fee of just over $1k per day on your membership (typical membership is 20 days).

There are better options if you are interested in that level of luxury, in my opinion.

RC, have been to Naples, Fla, Las Vegas, Lake Tahoa, Cabo, and thinking about Tuscany, with our friends. They probably do 40-50 days per year. You have a personal conscier ( sp) that takes care of every detail. The properties are breathtaking.

oh, and I would not treat this as a traditional investment or investment at all. Just a vacation home/getaways. Sure you can get money back(probably not all though) selling some or all of your points, but as i stated earlier make sure you know about banking, borrowing and selling points.

Without actually selling points/giving up ownership you can also rent a certain time out to your friends and charge them if you cannot make it.

No doubt the properties are awesome, but if they have 40 days per year they the standard membership of $170k for 20 days plus an additional $90k for 20 more days. Then they have to pay annual dues of over $40k.

I have stayed at their Steamboat property and bought into a 1/12 fractional ownership there. For $200k I have a deeded title to the property and my annual dues are only around $6500. I am guaranteed 2 weeks a year and I can trade those weeks to stay in the properties in Cabo, Aspen, Vail, Sonoma, Tuscany, Ireland, Scottsdale, and San Diego.

In addition to my 2 guaranteed weeks, I can stay in Steamboat as much as I want on a space available basis. Next winter I have 3 ski weeks planned in Steamboat. There is availability to do more but it's hard to get out that much between work and the kids school. I am going to the Cabo property next summer and also spending another week in Steamboat. I can do all of that for much less than I would have spent with Exclusive Resorts. My only additional fees for going beyond my 2 planned weeks are a $400 cleaning fee.

Oh, and I ran it by my financial planner, who is very conservative, and he said go for it. He called it an "investment in life".
