anyone buy a home FSBO?

How did you handle the purchase agreement? negotiate price etc?

I was interested in one FSBO and asked the seller this very question. Her and her husband then told me they had it appraised and they were not taking a dollar less than appraisal.
I wished them luck and went about my day.

I bought my townhouse FSBO. I should have tried to negotiate a lower price but at the time i figured that i got a great deal. I was able to get a purchase agreement from a family member in the business. I filled out all of the information on the form (which is about 5-6 pages)and got the owner to read and sign. If there is a counter offer, there is a sheet in the packet for that.

I could not believe their naivety. Their idea of negotiation were the drapes on the windows. I wish I was joking. It will be fun to continue to watch that house sit on the market.

I recently sold a condo FSBO. I had an asking price, the buyer made an offer and we came to an agreement.

There is a standard Louisiana purchase agreement that we used. You should be able to Google for it.

I know it can be a pain, but it was actually a great experience, the buyers were great and I saved 6%.

Bought and sold FSBO. You can write your own purchase agreement, which I did each time. When I bought, I negotiated the price over the phone,then once we reached an agreement we did the formal written sales agreement. When I sold, they used the written offer/counter offer approach (they had a realtor friend helping them out on the side). Just depends on who you are dealing with.

In the past, I would have suggested at compromising by splitting the savings by not using a realtor with the seller, but not in today's market, I'd try to take 80% and give the seller 20% of the savings.

You can go to the Louisiana Real Estate Commission web site and obtain purchase agreements and property condition disclosures. Both are pretty lengthy, but very good. All realtors state-wide use this purchase agreement and it is amended each year. By the way - even FSBOs are required to supply you with a property condition disclosure form - make sure you always ask for it.
