MS Coast Home Inspection

Hi all. We are looking at buying a house in Bay St. Louis/Pass Christian. Does anybody have a good recommendation for (a) a home inspector for the structure, (b) a termite inspection company, and (c) someone who could inspect the bulkhead/boat lift? My experience with home inspectors has been less than stellar, so any contacts with firsthand positive experiences would be appreciated.

We are in henderson point for 1.5 years. Realator suggested inspector. Bunch of little bullshite items. Don't think pilings were included, still finding little things here and there. More of a money grab unless you pay for engineer type

You're better off doing you own inspection if you can't find someone retired from construction or trades. 90% of inspectors are shoe salesmen who took a 2 week course.

Most of our residential work is in the Pass and Bay. Home inspectors are good for common code deficiencies but having a contractor that builds homes, bulkheads, and boat houses in that area will benefit you more on the structures and their components longevity.

bluemoons, if you have a wooden bulkhead, schedule the inspection at low tide so you can see if there is any underwater damage or rot. If you are in the pass, check the BayWaveland buoy tide chart @ NOAA. That’s a pretty large negotiable point that should be taken into consideration by the seller. If it’s a vinyl sheet pile system you should be OK if the whalers look good.

Shingle2Slab home inspection company services LA & MS. They are based out of Slidell. Veteran own company and the owner is a solid guy.

Understood and agreed, but a $400 inspection report is worth it to create some purchase price leverage. My experience is that agents, as worthless as they generally are, are much more keen to negotiate based on inspection reports than the word of a counterparty.

Thanks man. Appreciate that. Either/or at this point. We’re going to check out a place on the bay tomorrow. My understanding is that the bulkhead was replaced due to age 2 years ago, so it should be good. I found a good bulkhead guy though so will definitely revisit at low tide if we make an offer.

Yes, but they have insurance for when they miss something.
When my mom sold her house the inspector missed some rotten flooring. Realtor asked my mom if she knew anything about it, which she didn’t.
The inspector/ his insurance were on the hook for the repairs.
