4.875% is a great rate to pay 1% origination on. 4.6% is the lowest i have seen them today.
LOCK and be happy. because at some point between now and closing the rate will be lower. just stay away from this board and you will be happy

740 credit score and you going to pay 1% origination but wells fargo and countrywide have them that low for us wholesellers. you guys that go to banks arent going to see them that low.

if you get it at 4.6%, what do you mark it up to for consumers?
Posted on 1/7/09 at 10:06 am to Colonel Hapablap
i dont mark it up i charge them 1% origination. colonal this is privlidged info.
Posted on 1/7/09 at 10:09 am to bignate76
so someone who comes to you with a high credit score gets 4.6% with one point or two?
Posted on 1/7/09 at 10:13 am to Colonel Hapablap
also, will they customarily let you roll the closing costs/points into the loan itself? Presume I have about 45% equity in the property.
Posted on 1/7/09 at 10:15 am to Colonel Hapablap
one point origination.
Posted on 1/7/09 at 10:34 am to bignate76
Hey Nate - does it make sense to refi at 4.375 if you have 1.6 origination?
Posted on 1/7/09 at 10:39 am to RSO
yes the let you roll the closing cost in .
RSO it depends on your loan amount that is the true cost of the 1.6% thats steep.

Yes, that's what I'm doing on mine...they will only let you go back to 95% of the value of the house though for those who haven't had the house for long...
