I'm about to list my home FSBO and purchase a home that is FSBO, both on the Northshore. I'm looking for recommendations on title companies in the area that can help guide us through the process.
Also interested in recommended mortgage companies if you have any.

Title companies do not "guide you through the process."

You're buying a house and not already approved to purchase it?

That goes against what I've read on here and elsewhere. Looking for someone to help with offer letters and make sure we are taking the right steps.

We will be buying it, yes. Is that a problem?

No, people generally get with a lender first to understand the costs and make sure they can buy whatever it is they are offering on.

That's not a title company. Agents do that.

I'm not concerned about the cost of the home.
Yes, they do. As I said, it's FSBO. No agents.

GMFS for mortgage, although I'm with the other poster being surprised that you're not already approved for a mortgage.
I don't believe the title company does everything you are thinking. You might want to hire a local lawyer for help with offer letter, contract, etc, if you refuse to use a realtor.

Not using realtors is okay for semi-smart people.
Sounds like you should’ve used a realtor.

Because I'm looking for recommendations on a title company?
Just spoke to someone, all they require is a purchase agreement, which they will provide. Disclosures are also required, not a big deal.
Seems like it'll be pretty easy.
Not concerned with getting pre approved before shopping for a title company, getting money for the home isn't an issue. It isn't a benefit or a problem.

Accurate title in Madisonville did great with mine.

It is and can be.
You're coming here without any idea on who you want to loan you multiple 6 figures, where you want to close it, and want guidance on the transaction. That's what a good agent does.

Disclosures are also required
Customary although not required in most states. I'm not sure on Louisiana.

I'm blown away your seller has not requested an approval letter at this stage in the game.

It is a benefit. It lets you know the real world costs today. 3 weeks ago rates were in the mid 5's, today they are more around 7.
