Just under an 800 credit score - house should be built in the next few months so I’m stressing that I can get in under 6%

I’ve been quoting high 5’s to low sixes last few days depending on customer’s situation. What’s the amount of your loan and estimated value on the house?

I would say its close to that or under with your score

Everytime you hear rates are at 6.5 or whatever thats with a built in 2% bankers bucket for retail

So wholesale will always be .75 or better than what they advertise

Higher rates means lower house prices. I got a steal on one a couple months ago. If rates drop you can refinance, but if rates increase you will be thankful you locked in a lower rate.

If you can afford the note now, it will decrease when rates come down and you refinance.

I've got an option to lock in my float-down at 5.8, construction done in ~4 weeks. What would the money talk board do?

Pardon my ignorance, but how do you go about getting a wholesale rate?

Same area

All good, though. Same company as when I graduated college.

I see you’re getting around. Texas now?

Hope you and your family have been well

You find a broker
Retail is going direct to Rocket Mortgage or a Loan Depot, Chase etc as an example

If you find a broker they are wholesale since they bring the buisness to a Rocket Mortgage, Loan Depot, Chase who will give a .5 or more better in rate pricing because of that
