The areas around campus on all sides are dumps. You're just acclimated to it.
The south Highland Road area, particularly the College Town neighborhood, is about as far from run down as you can get. I believe that over a decade ago, a developer did buy up a lot of the land along Nicholson between campus and downtown, but went bankrupt and the project was never started.
I do wish that something could be done about the Northgate area. I always make a point to stop in at The Chimes and Bengals and Bandits when I'm in town for a game, but I won't venture much farther than that.

Honest question: Does the state of things affect recruiting?

I have been around and in BR since 1960 and the areas around the campus look better than they ever have.
Wrong Nicholson north of the campus looked much better as did Highland, and State Street did in the 60s and 70s. Dalrymple looked better, the Lakes are pitiful now. That even impacts the entry on South Lakeshore.
Stanford looks better. There wasn’t much on Nicholson and Burbank. Highland south of LSU has also hung on fairly well.
Many of the area around the campus has declined. Unless something really big happens it will not rebound any time soon.

USC is one of the most expensive private schools in the country and it's in the middle of Blood and crip territory.

You think that area is gonna be better 20 years from now. The confidence in Baton Rouge improving is impressive. Must be the BR proud commercials.

I don’t doubt this, but it definitely looks better today than it did when I was in school (mid-2000s). It might still be a dump but it was worse before the last round of development on Highland.

They’re working on the lakes right now.

True, just take a look at Oxford, Starkville, Athens. Baton Rouge cannot compare. Pathetic.

The Dalrymple route is a much more pleasant way to access campus.
This. We either take Dalrymple or River Road and come in at the vet center.

It’s not, but all SEC schools with property that close to campus has long been gentrified. What are we waiting on?
Houses in the area are probably going cheap. Just go ahead and buy a house in the area and fix it up. Plant daisies in front to give it curb appeal. Then all you have to do is convince 2 or 3 hundred others how awesome the area is.
You can be the start of a gentrified movement. What are YOU waiting for?

Hmmmmm
Let’s break it down
College town: highland/ave 250 plus a sq foot
They are now build condos by Reggie’s 200 a sq ft…
The dales by campus/lakes 250 a sq ft
The streets usually end with dale..
The cedar area by small lake off campus… 250 a sq ft
The garden district 200 a sq foot if lucky
The crescent condos by campus 300 a sq foot
The condos around chimes 120 a square foot others 200 a sq foot..
The hippie house.. being bought up and redone and increasing rent
The hood by the wiener dog.. will have to buy the entire thing to be gentrified.. some happening toward river

Then fricking leave
The only mistake was not leaving sooner.
Most LSU students leave as soon as they graduate.
The Baton Rouge S-Hole is a direct reflection of the population.
It's like it is because most of the people that live there don't give a shite. (pbro62 MA types)
