Did Zachary start having problems when they started winning football championships or was it already in motion before that?

It’s been in motion since 2010 or so. Many factors but the #1 reason is Zachary got caught off guard with the landowners selling tracts to developers and not having a solid planning code in place.

Tract builders came in and threw up a bunch of cheap small lot subdivisions. Many of the houses are rent houses out in the plank road subs.

The city has their P and Z codes updated now that it will be less tract building inside the city.

The Zachary school district extends beyond the city limits. So now the developers are going into unincorporated areas of tge school district and buying land.

I give Zachary another 5 years before they start losing a net population.

People are moving further north. I know last year was tge first time in like 50 years East Feliciana had a net gain on population.
