If I don't want to invest in new individual properties. Is there a REIT that would qualify?

You can look in to Delaware Statutory Trusts (DST).
REITs do not qualify as a real property interest for exchange purposes.

Are these DSTs like non traded REITS where liquidity is almost non-existent?

Like any private investment... there is somewhat of a market... but it's not like selling stock on an exchange.

I believe 1031 exchanges can only be used on like assets, so another property.

Lots of educated CPAs are discouraging going the 1031 exchange route. The Biden admin is about to make this much tougher and you better have your taxes from years previous to a T perfect. Rates are about to go up as they do not want Americans to have rental income.

Land is eligible for an exchange if you don’t want to buy another property/house. Might be a good time to invest in farmland you could rent for income. I did this exchanging a house for hunting/timber land. Values were equal so it was very easy as a title swap.
