The only reason the smoke shops and other trash businesses are there is because of all the section 8 apartments nearby and nearby by car.

Personally I would take being the Vanderbilt of the SEC West if the University and boosters would take some of that money and start buying apartments to demolish and perhaps rebuild focusing on benefitting the LSU community.
