I would start looking at states with no income tax.

For instance, I have no idea about the city/town of Evanston, WY but I was looking around on maps and it's 75 min from Salt Lake and even closer to Park City if OP wants to learn to snow ski.

Wyoming has great hunting and no income tax.

Zillow shows 2 houses and a townhouse for sale under 200k.

Cheyenne, again I know nothing besides have driving through, but it's 2 hours from Denver. Median home price is higher.

Bellingham is very nice but it won't be cheap and not everyone can handle the rain.

I'll take cold over rain.

Spokane, WA has more sunshine and less rain but it's colder. It's a short drive to the beauty of the Idaho panhandle.

Plenty of outdoor activities within an hour in every direction of Spokane.
