Is the property tax rate really 2.1% in GTown? That would probably open up up to 600K for me. Everything in Houston is north of 3%. My current is 3.6%. So I was definitely off in my mortgage estimation there.

It’s not really that different. Austin proper and Houston proper are very similar, around 2.2-2.4. It all depends on specific address. If you are in specific burbs and in a MUD it can get over 3 in both metros.
