My SIL in Denver just closed on a smallish 1980's split-level in an decent (not spectacular) school district for $650k.

There's a similar sized and 33 years newer house in Prairieville listed for $299k, for reference.

Denver is fantastic, but it's an expensive place to live.

A little closer to 16% and you don't get mountain views in NOLA or humidity in Denver...
