What’s the current cost per square foot to build in the Lafayette / Baton Rouge area?

The land is already accounted for

I’m currently in the design phase and I’m drawing up the plans now. Before I finalize the floor plan, I was just curious what the current going rate was per square foot.

I was assuming $130 per square foot since the land is already owned

Estimate from Q3 2021 was $210.

Depends on finish and whatnot. Are you going for the “middle of the road” finish?

Have a family member that works for a large building supply facility - in northeast Tennessee they're telling people $125 a foot strictly for materials.

Building a house is always a hassle.
Building a house in the BR area would be a nightmare. Even after the house is built, you then have to live in the BR area. Lafayette would be a bit better.

I had a contractor tell me a couple of months ago that he could still build a pretty decent place for $145. A little over $150 if it had a basement.

But most contractors seem to be lying, lazy pieces of shite, so...

It’s crazy now.

The $210 was just construction of a higher end fully custom 3800 square foot house. And both our estimates were very close on that number. And that was 6 months ago; it’s probably jumped to $220 by now.

And none of the custom builders could guarantee that it would be ready in less than a year. They are having problems getting both higher end finishes (flooring, bricks) and the standard HVAC and electrical stuff too.

We decided to buy a mostly updated older house. It needs some new landscaping and it’s way bigger than we wanted, but it’s also much cheaper than building new. And I like the neighborhood better and that it already has a pool.

Lumber is starting to go back up already as futures were predicting. I bought some 2x6x8' yesterday and they were nearly $10 per board. They were around $8 a month ago. Futures indicate it will keep going up into spring

Overall everything is up but what's insane to me is trim pricing. 3/8 in. x 1-1/4 pine window moulding is $1.20 per LF.

This stuff




It used to be like .16 cents. Seriously, go shop trim and you will be floored at how ridiculous it all is right now.

Also, I don't understand people paying ridiculous amounts for "luxury" vinyl plank flooring when you could have real wood floors for the same price. If you are worried about flooding I get it but outside of that, it doesn't make sense to me. LVP has gotten insance price wise.

Depending on where you are….you may want to just buy an older house that hasn’t been updated in a while and put a couple of hundred thousand into renovating and expanding it.

And expect long lead times for materials.

If the house just needs updated bathrooms and a few minor updates, you are probably fine. But a major expansion or renovation is not going to be pleasant either. But you can at least live in an outdated house for a while and do some of this on your own.
