As many of y’all know we’re in Panama City and got hit pretty hard by Michael. If anyone has any advice for dealing with insurance and fema please let me know. We’ve been working since the storm with no cell service and therefor no info.
Please let me know what y’all have learned from lessons in the past. Thanks guys

Do you have flood insurance? Or are you relying on FEMA?

File your claims with both flood and homeowners ASAP. Get your claim number and stay on top of it.
I would hope you’ve already done that.
Also, get your FEMA # As well.

I have insurance but we didn’t flood. It was wind damage. I don’t know anything about the fema programs but the sba has contacted me about small business loans and such

Take them up on anything they offer. It’s almost like free money. Very low interest. Mine after Katrina was 2%

I second this. Get a file folder and start getting organized. It’s a year of dealing with the whole rebuild process. Get on the adjusters schedule ASAP so you can get your rebuild money faster. Once contractors are booked, you will be waiting a while and paying higher prices. Get organized, clean out your own place and find a reputable contractor to rehab your house. Nothing worse than dealing with problems on top of problems.

I got around $27k from SBA plus my limits through my flood policy. Got around 2k from FEMA and nothing through my homeowners, not that I can remember. I may have gotten a litte from them.

Yep all of this.
I videoed and took pictures of everything then gutted and cleaned out my place before the adjuster showed up. Everything was documented but I wasn’t waiting on him.

I’m a contractor so I’ve got that part covered. Trying to figure out now how hard I’m going to persue rehabs. I typically only do new construction and their will be plenty of that. Just not sure about subs with all the work going on

If you’re a contractor, make sure you invoice each piece of work that you do. Plenty of guys in LA did the work themselves and had no receipts to show costs.

Don’t. You’re going to regret it.
If your forte is new construction, stick to that.

Document EVERYTHING!!! Even time and dates of phone calls, who you spoke with, etc.
Do not pay the contractor until the work is completed. There’s going to be a lot of people trying to steal your insurance money.
Also, if you have to, the sba loan is great. if you ran a business out of your house, you will get more benefits.
Just be patient, it’s going to be a long hard process.
Edit: I just saw that you’re a contractor, keep good records of the work you’re doing.

Also look into SBAloan, small business association. They doled out a shite ton of money after the floods to everyone. I think this money also never needs to be repaid. Does not require a business

Wind damage is covered by your homeowners insurance- water damage is Flood Insurance. You will 100% prefer working with your traditional homeowners insurance because Flood Insurance is a Federal Program and a bureaucratic bitch.
Good luck - SBA was offering 1% loans to us after the 2016 flood in Louisiana.

I understand what you’re saying but the wording could possibly throw some people off. Water damage from above is Homeowners. Surface water is flood. I’m sure you know that but just clarifying a little for OP in case he isn’t 100% sure.

Pictures pictures pictures
IIRC they need to be date stamped
Take them from every angle, up close & far away
Save all of your receipts for anything you buy to fix or replace things damaged
Off topic but I found these after the flood & they made moving / storage a lot easier
