While setting a couple of crab traps beneath the bridge entering Destin this weekend, I noticed an iPhone on the bottom by the old pilings East of the bridge. We scooped it up with a crab net, this phone took a charge and powered up. The previous owner from Tennessee lost it two weeks ago while on a waverunner rental; were making arrangements to ship the phone to the owner. Has anyone opened a 529 K12 account? I was checking my son's 529 performance and saw the announcement of the K12 program that apparently began in 2019. It appears that I have to open a second account for the K12, and any funds from it can roll over to the traditional START account if needed. You cannot move funds from the START to the K12, though.
My son will begin private school kindergarten next year, so I'm thinking that I should open a K12 and pass money through to pay for his private school education. Anyone doing this?
Front end DTI with $500k build and existing mortgage is 38%. I'm at 57% when I add monthly household costs. The land will be bought prior to construction, so the loan is house only. I expect the build to cost around $450k, but I don't know yet.
I'm in the early stages of designing a house to be built, and I'm looking for guidance on the strategy for my existing house/mortgage. First off, the existing house is on the edge of family land, so do not intend to sell it.

I owe $155k on a $185k loan with appraisal of $250k from 2015. I expect to be able rent for $1500/month (we have a smaller much older house here that rents for $1250, but $1500 is no sure thing in the country) and current cost is just under $1000/month. New house will cost up to $500k, also on family land.

Should I do anything with my current mortgage prior to moving forward on a construction loan? Should I expect challenges to getting financing for the new build if I am not selling the existing house? What else should I consider in preparation for this transaction? There is no timeline on the new house, but I would like to execute within two years, if not one.

Not sure. This is year three for me. I didn't start until 2/1 in my first year. Mid January is a normal start with 1/4lb per trap from good farms. The labor arrives in the first two weeks of January and starts setting out traps.

Lots of early crawfish this year. For example, we started fishing on 1/22 last year and caught 4 sacks. Caught 45 sacks today, down from 62 sacks on Tuesday. Been fishing every day except Sundays since 1/1, over 16,000lbs caught. Price is expected to fall again on Monday.

Predators are a problem. I've had to replace them every year, but I think this year's bird may make it. They haven't picked up the habit of roosting on the levee. $10/ea shipped to my door, and I buy 10 each year. Raising these ducklings has really given me an appreciation of how much food ducks require. They absolutely plow through food and water until I release them. I'll supplement feed for some period after they are released. Eventually, they post up at the fish feeder waiting on the timer.

I've spent the last ten years managing my family farm for duck hunting, and have been able to increase my personal annual harvest numbers from 300 in 2014 to just over 500 birds this year on 44ish hunts/year. Four years ago, we released Rouen ducks on our 12 acre swimming pond, and that year we had teal, mottles, and mallards on the pond for the first time ever instead of straight ringnecks. We don't shoot the birds on the pond, and our production has increased steadily ever since the introduction of farm ducks. This year, I've had two scratches while my lease blinds have had only one. There were many times in the past that we would have dead periods where no ducks would be seen for a week at a time. All this to say that safe holding ponds are more important than most realize.

Finally, I couldn't believe how loud the surface drives were when I hunted the Wax for the opener. Anyone that hunts the marsh should be very concerned that noise pollution is directly related to negative production trends. There is simply nothing remotely as loud in the rice fields that ducks associate with hunters/pressure.

My two cents...
The Browning Gold will struggle with 3.5" as the spring fatigues. Replacing the spring only costs $15 from Midwest Gun Works and can be done with only a deep socket and a phillips screwdriver. The hardest part is getting the new spring in the tube, and the only trick to keep in mind is to make sure that the stock is square and not tight against the trigger mechanism when you put it back together. The gun will likely eat 3.5" shells with no problem for several year before it needs replacing again.

Broken or missing firing pin spring. When pointing the gun down, the pin slides forward, and the hammer does not make contact with the pin.
Start capacitor for the compressor. Super easy to change and inexpensive. This happened to my freezer two years ago. Replaced the component and running strong still.
My first lab was out of the same dame that this litter's sire came from. I now have the second generation removed from that original chocolate male that I purchased from Y farms from my own breeding.

I you can manage it, you buy that pup from Y farms, spend the first several months working with it, and send it off for 4 months to be ready for Teal season. In the end, you will have a dog that has bonded with you from the time spent with it as a pup as well as a highly competent duck dog from a trainer.

I highly, highly recommend this kennel, especially this chocolate sire's line. You will be very pleased to have this dog.
