re: How to Add Fill to Empty Lot - williejameshuft
I forgot to mention in the OP that I'm getting the dirt for free from a friend who works in commercial construction and would otherwise be getting rid of it. ...

How to Add Fill to Empty Lot - williejameshuft
I'm looking to raise the grade of an empty lot in New Orleans with grass on it. The plan is to build on the lot in 6-8 months. I was wondering if I should remove the grass before pouring on dirt or just put the dirt on top. Or does it not matter either way. ...

re: All Cash Lot Purchase w/o Realtor - Question About LA Residential Agreement to Buy or Sell - williejameshuft
No, we don't plan on getting an appraisal done. Its an empty lot, no banks are involved, and we negotiated a price directly with the seller (the property was never listed for sale). Plus, we would have to pay for an appraisal and if it comes in higher than the agreed-on price the seller may ask for ...

All Cash Lot Purchase w/o Realtor - Question About LA Residential Agreement to Buy or Sell - williejameshuft
Sorry if this is the wrong board for this but I've noticed that a number of MB posters have significant experience buying and selling real estate. My wife and I are about to buy an empty lot in NOLA and were wondering if the MB has any suggestions for the "Additional Terms and Conditions" portio...

I subconsciously read it as "persevere" until seeing this comment. That's definitely a spelling bee / English major word. After looking it up, he seems to be saying "stop buying at $600." ...

re: Is CBD 2019’s snake oil? - williejameshuft
We give our 12 year old lab CBD oil readily available online from a website (treatibles.com) and it seems to have made a huge difference in his mobility and pain. We’ve tried other online CBD brands too and they didnt do shite (looked and smelled different too) so maybe its brand specific. ...

Anyone have a homemade pasta in butter sauce recipe? - williejameshuft
Just got a pasta maker and plan on trying to replicate the homemade pasta in butter with green onions dish they used to serve at Tony Angelos. Somehow the restaurant got the pasta itself to taste like butter. I don't think its as simple as cooking the pasta then adding butter but I could be wrong. ...

re: Deal analysis for 15.5mm apartment complex that just sold in BR. Crosspost from OT - williejameshuft
Linked post says there are 328 units averaging $680/unit/month. The calculator on my phone tells me that these numbers bring full occupancy revenues to just over $2,675.000, not $2,500,000. So there's an extra $175,000 added to the bottom line. Plus, as others have said, your staff and maintenance...
