Yes the properties would be rentals.

Looking at some residential condos as a possible rental investment that would come as multiple units together. HOA fees are $200/month/unit but this covers water/sewage/utilities/basic cable, and exterior property insurance. Taxes are approx $300/unit per year. Units conservatively rent for $600/month and are currently listed between $30-40k per unit.
Anybody have experience with what (if any) additional insurance I would need? Thanks.

I have a coworker who does something similar to this for chipmunks and swears by it. Leave the bucket above ground and fill about half way with water, then put sunflower seeds in until there's a layer of seeds covering the water. Put a 2x4 ramp up to the side of the bucket and put a few seeds on it to draw them to the bucket. They'll dive in on their own when they see the bucket full of seeds.

Dachau was definitely worth the effort if you've never visited a concentration camp, Munich wasn't that much different than the rest of the German towns I visited

Keep in mind that you shouldn't trust a recruiter at their word, they can be a great source of info but make sure you get anything they promise you in detailed writing.

Go to a feed store and get some pure capsaicin. Use gloves and rub it on whatever they are chewing through.
This will keep them from taking cover inside your porch while you shoot at them.

I have zero debt, paid off the house a little over a year ago and it's an awesome feeling. I've debated refinancing and investing but I'm not sure what the best investment option is.
Try to pick a week when you won't be under a lot of extra stress, quit cold turkey, and use seeds or non-nicotine substitutes to break the habit of having a dip in your mouth. I usually take a small handful of seeds and put them in one side, moving them to the other side as I eat them. Also helps to work out really hard or go for a long run when the cravings get really bad.

If you can put the second spreadsheet on a separate sheet within the same file it will be easy with the vlookup command. Check out a YouTube tutorial on vlookup

It actually encourages the hadji bob's when people watch these videos. They track metrics on the sites where the vids are posted even when they are on mirrored sites to see how many people they are reaching. Something to keep in mind before you decide to watch the vids.
