Yep, they are making a mess even messier. The frauds will get found out eventually. They need to remember the intended purpose of these loans and get them done.

I had a similar issue with the 4506 requests. 5th time was a charm, maybe? I haven’t heard anything in weeks. When calling, it is like talking to a robot with no programming… they have no real information, it’s processing, etc. No more info than I could garner on my own. I know they have priorities and a lot to deal with weeding out potential fraud, but very poorly run.

I keep getting same generic email saying unable to process application because improper 4506 and last tax return.... I turned both in on the first day application email was originally received. Try calling to talk to someone to find out what the deal is... she said they couldn’t get into the applications to see??? Sheesh

I saw SBA credit inquiry pulled last week. Hopefully that means will hear something this week?
I cashed out 100k in October and put it in a low fee real estate fund building rent house neighborhoods. 6% preferred, big K-1 write off and huge upside when neighborhoods are sold off.
They won’t lend that far away from Lafayette.
It’s probably a combination of factors getting you that rate. Loan amount and experience figure into it. The loan I described above is for building two houses loan amount 290k. Where are you located?
Just got 4.75%, 20 yr am, 5 yr bal. 20% LTV on a build to rent. I’m a general contractor, so I just rinse and repeat. This is basically a zero down process for me, because the cost to build is below 80% of the appraisal. The smaller banks are definitely the way to go. Once you have a good track record all you have to do is email the deal to your guy and he gets an approval in no time.
