Previously had camp on leased land.
Sometimes only way to afford getting on the water. Sold that and own property now.
Sometimes when leased land is sold you get a chance to buy it before they sell it out right. Which is what happened to the folks we sold to.
Like others have said you own everything on the land.

Buy a modular now for a camp. It is going to be as good as a regular home. Ours is gonna be ~1800 sq ft. But they have them basically any size, similar to mobile homes but much better build. They will customize it however you want.

I am actually in the process of buying a modular home for a camp. Gulf Coast Modular homes in New Iberia. They will customize it how ever you like, move walls, add or subtract whatever. They use Franklin Homes as their builder.
It will come in on a trailer obviously but once they brick around it won't see it. Mine is narrow so still some what trailer like but it is a double with a front porch.

You don't need a modem with Eatel, only reason you have box is for Lightwave. No Lightwave no router/box needed.

Now if you dont have your own router then you would need that.

Saw that one, thought OTA would be different signal than satellite... guess not.
