Where to stay on 30a

Was planning on going to Ucla game but I’m not about to commit and be disappointed when California doesn’t allow fans. I hope they don’t and everyone that’s going has a grand time. I decided to wait and go watch the browns-chargers in October. So we have decided to go to 30a in September. We go to Destin/Pensacola beach multiple times every year. We’ve never been to 30a. Have an old schoolmate that owns Grayton brewery so we are planning on going there but where is the best places to stay? This area is different from the area west of it. Looking for recommendations and no I’m not going to get a sticker

It probably doesn't matter that much, but
Grayton - Laid back, kind of hippie vibe, low key but nice. Fun all around place, a lot of Grayton loyalists out there. One of the early areas of 30A.
Watercolor - Manicured, family centric, crowded but not as tightly spaced as Seaside. It's a resort village, more or less.
Seaside - Iconic, cramped, little shops and restaurants, can avoid driving very much, which is great
Seagrove - Older school 30A, not as "planned" feeling, more space. I think a lot of us who've been doing 30A for 30 or 40 years have a soft spot for it. Seagrove was a thing before 30A was "thing".
Seacrest - Somewhat similar to Seagrove, mostly developed later so a bit newer.
Rosemary & Alys - Designer beach villages. Both are good. Alys is more exclusive as Rosemary gets a lot of traffic from other parts of the beach. Rosemary has more to do.
Blue Mountain - somewhat like Seagrove, generally regarded as a little less desirable but it's fine. If you've got a house on the beach there you've got more room to breath than most of 30A...so who cares, it's the same great beach.

I second what most of the previous poster said, with the following caveats.
Watercolor is worthless; there are no rentals other than the Watercolor Inn that are close enough to the beach to really walk to. All of the units are far inland in piney woods. Not really the beach experience you want.
We were big fans and early devotees of Seaside, back in the mid-90s until around the early 20 teens. It has gotten too ridiculously crowded, too expensive, also filled up during the day and evening with day-trippers who are not staying there. We quit going there around 10 years ago.
Have been around but never stayed at Alys Beach and Rosemary Beach; those are really expensive and somewhat similar to Watercolor, many (not all) of the places are far too far away from the beach to be acceptable as a beach destination.
I would look at anything you can get in Seagrove or Seacrest, or any of the communities west of Grayton Beach (Blue Mountain Beach, Dune Allen Beach, Santa Rosa Beach, etc.) To me, those still have the old sense of 30-A. And if you really want to, you can go eat at the Red Bar/ Piccolo in Grayton Beach, or visit Seaside, Alys Beach or Rosemary Beach during the day.

I've come around on Watercolor and the like some. In reality those places work well when you've got a few families traveling together that want a really nice, large home and are going to do a lot other than go to the beach and camp out every day. Lots of places for kids/teens to walk around and hang out, there are multiple pools, ride bikes, etc.
But it's a good point that unless you're at the Inn or in rarified air by being close to the beach in Alys/Rosemary, it's not conducive to those who want to spend most of their time on/looking at the beach.
I omitted Watersound. I think it's a cool dynamic, but limited options.

First off, congrats on getting your 30A sticker! I am headed to Watercolor tomorrow. I picked it because I have kids and it is next to their pool/lazy river/waterslide area. We already did our beach trip so I think we will be more at the pool than the beach. Also the time you will be going will be great. Should be a lot less crowded and should be able to get some really good rates. All of the places have their positives and negatives so it depends on really what you are into.
If it was just adults I would consider Rosemary.

Stayed in beach at Seacrest last two times. The drive to anywhere there is not bad. The condo right in beach was worth the $. Booked through wyndam.

Found an older house that was nice on Blue Mountain a few years ago. I enjoyed it more than any place I have stayed, several being much more expensive. You can enjoy the beach without being overcrowded. Good luck!
