How do I find out if a booking company is legit?

Thinking of using www.bestbeachgetaways.com since their rates for the same condo is a few hundred less than VRBO. I'm always a bit leery of paying for something like a service that is non existent.
TIA
TIA

1.5/5 star rating with the BBB
35 complaints closed in last 3 years
3 complaints closed in last 12 months
LINK
Things to consider that I noticed.
First off, if I see grammar or spelling errors on a legal disclaimer / policies I run. Every time. If you can't get that right, no thanks.
So, they can adjust your rate at any time (even past the no cancellation window) and just claim it was "human error"
No cancellations whatsoever unless you purchase the travel protection they require at a cost of 4.5% of your reservation total. If there is a hurricane or storm heading that way unless there is a mandator evac your payment is non refundable even with their travel protection.
In short, looks legit but savings come with a risk.
FWIW, I am one who never purchases travel insurance so I am not opposed to assuming risk when it comes to savings.

Google “bestbeachgetaways.com reviews”.
Case closed. Run.

Good enough for me. I did look at the BBB complaints and most were disputed by the company.
I'm kind of ignorant of what the average complaints/ month or years should be for this type of service.
Thanks y'all
