Comcast Internet - switching to personal router?

Hey folks, if I have been renting the router from Comcast, what would I need to do to get my own? How do I know if a router is compatible? I have rented the XB7 per their app for almost 4 years and it’s been okay as I don’t do much gaming but looking to switch to my own.
My goal is to get better internet throughout whole two story house and outside patio as well as to garage which is detached and opposite corner of house from 2nd story game room where router sits today.
Do I need a mesh system? Wi-Fi extender I have today is basically useless it seems.

Get a Deco 75 wifi mesh set of 2 or 3 units. Simple set up and all you have to do is connect via Ethernet to your Comcast modem. Use the 6E channel for backhaul between mesh units. Set up 2.4 mhz and 5 mhz channels for your devices. I have a 2 unit set with units 40 feet apart and routinely get 700mb throughput on 1gb Spectrum (Comcast) when connected to satellite unit in my living room.

just start by putting the XB7 in bridge mode and get your equipment up and running. It might actually cost you $5 more per month to use your own modem and get unlimited data.
What speed do you have? Have you gone to an Xfinity store to get an updated 2 year price lock?

I think $80/month for up to 300 mbps. 1.2 TB of data available per month.

If the data cap hasn't been an issue, then you definitely want to use your own modem. Just using your own modem gets you down to around $65/mo if you are paying $15/mo for the XB7.
Not sure where you live, but 300Mbps should run you about $30 or $35/mo with Xfinity these days. You can get with Xfinity support on Reddit or go to an official Xfinity store in person and they should be able to get you a 2 year price lock for around $35/mo for 300Mbps regardless of your current contract situation.
As for your modem, the cheapest option that will work for you is the Hitron CODA which is around $100 (this modem is fine for plans up to 800Mbps). There is also a Hitron CODA56 that supports speeds up to 2,500Mbps but it is more like $140+.
The best customer owned modem right now for Xfinity is probably the Netgear CM2500 or CM3000 but these are too pricey at $250 and $300 respectively.

Ok thanks for the advice. Is it a modem/router combo or do I need a router as well? Also, would it improve coverage in your opinion or is it just an improvement on speed?
I’m really looking for better coverage more than anything else. If I can plug in some sort of mesh system that expands reach, I am looking to do that for sure. I didn’t know if that’s even possible with the current equipment I am renting from them.

The modems mentioned above are just modems. They are not routers/gateways/combo devices. You'd still need a router and WiFi. Keeping the modem separate from the router is always a good idea.

WiFi coverage typically just depends on how many WiFi access points you have. XB7 is actually a VERY good WiFi6 router. If you are having coverage issues, you'll need more WiFi APs.

You can definitely add wifi access points to the XB7 and keep using it. Xfinity has extenders you may be able to get for free.
If you get your own mesh setup try TP-Link Decos or Google Mesh (if you dont mind google). They are super easy to setup.
