I liked it a lot, and the lots seemed reasonably priced. I just couldn't get any info from the realtor and the regs are probably a little tight for my budget.

Were not suppose to be any rv covers in the gated part but there is one already. Someone bought all 3 lots on the water suppose to build 2 big camps. I bought before the launch was a definite. It’s defenitely a bonus. Lots are 80x140(that’s what mine is).

It's a nice cover though, nicer than what I would be able to put. Damn thing listed for 120k!

Realtor told me originally there were going to be no covers, then that guy went under or something and someone else bought it. The new guy gave the go-ahead.

If I had just a little more money, that's where I would be.

Go down pine from la1. At the end there are 2 rv covers. One built Like a camp and one just a metal cover that meets the wind rating. You can take a look and see if that’s what you are looking for.

No. just one built like a camp where the roof can be ripped off to build a camp. One is more economical but meets code.
Greg did the electrical on the one at the end. He may have done both.

Looking at a lot on Bienville now. If I can ever afford to build a camp, I'd probably sell it and move to a little nicer area. There is a fantastic lot on pine for sale, 240 I think, for like 40k. But it has to be a camp. Great area though.

That whole area from oak/tropical to pine/willow is great because it’s all connected can take golf cart from SandDollar to the sureway without Getting on hwy 1.

So to even put up an rv cover on the island it has to be wind rated or is that just for the insurance coverage? Theres one that I liked that i wanted to build similar on the right hand side of the road before you get to caminada bridge. Metal cover that fits the guys rv and boat. Sweet little setup

Do your homework. All the covers have to have foundation/footers etc. you are going to be looking at over 20k to get a building and concrete installed etc, depending on size(25x40).

This guy has brought in some already. I've been by there a couple times after periods of heavy rain and it's as dry as you could expect. The one listed, with the shed on it, needs some love for sure.


Sonoma, just for a ballpark figure a 40x40 slab with footings has been quoted at 12k and 13.5k. I'm waiting on another guy who will likely be cheaper, but nothing official yet.

Have you found a lot yet?

i work night shift, been looking all night I drove by the one on apple saturday. I looked at it last year aswell. Its been for sale forever tho. Would be nice to find one w the tank already there. Was planning to fill the lot w limestone and build the pad on that. No grass to cut and good foundation for the pad. I looked at those sunbrellas lastnight too. Looks like a decent short term fix until you get the metal overhead built. Are you planning to have 2 septic hook ups on your lot?

It seems like they are all for sale for a long time. But a lot of them need a ton of work, maybe that's why?

I don't think you'll find one. They no longer allow septic tanks from what I understand. Any empty lot without a slab or cover would probably have a septic tank.

A metal cover is probably going to be years out for me. Those will make a good enough shade until then.

Yes, 2 septic hookups and I'm going to put 2 power meters.
