Thanks everyone. Looks like the best course of action is to keep on looking for an heir. Not trying to beat anyone out of anything. Would love to pay whoever is a legitimate heir market value for an undivded interest.

Buy the quitclaim if it's cheap, quit paying the taxes, when it hits the Sherrif's sale buy it.

Speak to a lawyer or title company. They can run the title for you and provide you with accurate surface and mineral ownership information.

Where is the property located?

assuming the person who you get the quitclaim from actually owns anything, it will transfer his interest to you. You can then go squat on it with the other 50 co-owners. wear orange.

The QC deed would only grant you interest to his 2%, and you would be responsible for seeing all taxes paid to protect your interest. It's going to be a clusterfrick!
