Didn't mean to get everyone so excited

It's family land that I might purchase in Jan or February. I'm not quite sure what to do with it yet. I would hate to flip it as it has been in the family for generations but I don't want to move there at this point in my life and it will require a care taker to keep up the place as I can only get there once a month at best. Leasing doesn't blow my skirt up at $25 per acre but you never know. I'm trying to find a way to rationalize buying it and seeing if it grows on me, then if not, sell it in a year or two. I will keep you guys posted either way. If I don't buy it, I will help my family sell it.

Sorry for the late response. Just got back from duck hunting. Shoulder is sore and not many birds.

Is this in Roxie? We hunt 6000 acres on both sides of 84. I'm not sure what we pay per acre except for one school board property we hunt that goes for $10/acre

Everyone else in this thread is gonna be pissed I said it, but your family should sit on that land. If you can't tell there's a HUGE market for that kind of place within an afternoon drive of BR and Nola. Hell I just closed a landwatch search looking for a friend who said he'll let me hunt it if I find the right property. If oil prices come back up in two or three years you could prettymuch name your price.

eta: lease it to me since I talked it up, I'll even act as caretaker

400 acres in East TX for $30 an acre. Deer, duck, probably a turkey in them woods somewhere.

He's breeding big bucks for us so he gets to lease for 5 years at half cost. In two years we double that at the least and lease it out to whomever is willing to pay.

Where? Is the duck hunting good, or is it just a place to shoot a few every now and then? Is this an actual high fence breeding operation?

I lease out quite a bit of acreage in East Texas, and I guess I'm not charging enough.

30 acres adjacent to caddo lake. I've never hunted on it but from what I hear it doesn't get much better in the arklatex. I'm not sure about the fencing situation. It's always leased out so I don't really have any reason to go, unfortunately.

Where's your place? East tx is by many accounts just behind south tx and he hill country in harvesting big bucks, so I'd see what the market is offering if I were you.

You could list that in the Dallas area and name your price. $25/acres is triple the going rate around here for most properties, but those DFW folks would go nuts to have a place on the "only Natural Lake in Texas" where they could do yuppie outdoors stuff like kayak and bird watch. Still $25/acre is stout.

We have investment property all over East Texas. From Atlanta, down to Jasper, over to Huntsville (about 20 counties). Our standard rate is $7.50/acre. We're charging $10/acre for property on Rayburn, and $12/acre for poor quality high fence in Sabine & San Augustine County.

Both. We've got +/-2,800 acres in Nacogdoches County between a couple of different funds. We also considerable holdings in all the adjacent counties too.

There are people out there that do that.
Just search for land and farm managers. They'll do it for a fee.


I've been hunting tracts as small as 40 acres for several years with reasonable success.
