With about 240 acres of homesites (after streets, nature park and right of ways) there's going to be some serious bank run through the family over the next few years if they move forward.

great, quiet, kid-friendly, amazing greenway; you can go from most bellevue neighborhoods all the way into the heart of warner park without going anywhere near a highway. you got the best YMCA in the entire state that they keep expanding and loveless and the beauty of the natchez trace 2 miles away.

the new 'mall' opening looks promising. corner pub, brewhouse, las palmas, oscars and pubLicity are decent family/pubs. the $20 monster-in-the-woods hamburger is underrated and can feed a family of five with leftovers. new taco bell and DQ round out a great little center that includes starbucks.

now an ALDI opening means you got a cheap choice outside of publix and kroger for groceries.

the new library is LEGIT. great kid activities and other things.

i lived in traceside and all 400 homes survived the epic flood although we were surrounded by a moat of water and couldn't go anywhere.

tell me where you're looking and i can tell you if it flooded or not.


eta forgot to mention you will LOVE your commute. west side = best side. best drive home ever. 40 only gets a little backed up around white bridge then its smooth sailing.

i could get from my house in the morning (traceside) to demonbreun/10th in 25 minute tops. my all time record was 19 minutes door to door.

I am not a big fan of Nashville. The people are fricking weird, and there is too much of that country music culture going on for my tastes. I don't completely hate it, there are definitely cool parts, but I don't have any desire to live there.

you're asking the wrong person LOL. went under contract with a client on a property in Bellevue yesterday. You just have to pay attention to the FEMA maps and make sure no property has over a moderate flood risk with regards to insurance. as far as crime is concerned I am not allowed to comment on that. But great schools.org and city data can give you all the information you need.

Is that going through? I remember some staunch opposition to that project.

What are your thoughts on the Crieve Hall area? My wife isn't crazy about the neighborhood considering the vast majority of homes are "ranch style." However, I couldn't care less about the curb appeal and value more of an average to decent sized yard, crime, schools, attractions nearby, commute, etc.

Love it. straight shot up Franklin Pike to city. You have to start thinking about Nashville like a big city, any non interstate access to city is primo

i think i'm going to regret not renting out my traceside home instead of selling it. people need a place to stay while waiting for their mcStevens mansions to go up.

its alot more garden homes than you think. There are phases for larger properties, but alot of garden homes in the 2000-2500ft2 range

i don't get the 'williamson/davidson' line piece.

how in the frick are they going to convince people to buy a davidson home vs williamson home in that area?

i'm guessing those 2k sf homes will start at 500 and up?

Davidson - Commercial

Edit - There will be condo's on the Davidson side with elevators and NHC will provide assistance to some as well.

500k is a good number give or take. the material spec level for the community is the same as here in the Reserve. The architectural review is even stricter. It will make Westhaven look like Lenox Village.

I grew up in Crieve Hall, so I'm biased, but it's a pretty nice spot in the city. Crieve Hall is a good elementary school, but I'd be hesitant past that. Crime is just a few garage break-ins and whatnot. Commute is easy. The house we had growing up was on two acres with two creeks and horse farm next door. The horse farm is now a subdivision :(

I'm in Caldwell Abbey, which is just north of Harding from Crieve Hall. It's a little cheaper over here as the houses are smaller and it's zoned for Norman Binkley.
