Already touched upon…demographics and corporate HQ up north of I-30. Even places that are genuine farm country like Argyle, Ponder or Northlake are exploding with growth.

Wife and I currently live in Frisco and we went up to Celina this morning to look at the new houses they are building up there. We were shocked at how many subdivisions were being developed in north Celina. It looks like Frisco 20 years ago. I won’t be surprised if Celina has 100k people by 2030.
The problem is the roads and infrastructure are not ready for the influx of people. Preston is already congested, the toll road doesn’t reach the northern part of town yet and most of the east- west streets are still 2 lanes.
It will be interested to see how this affects home prices in Frisco, McKinney, Allen in the next few years.
