I’m by university park. The closest to me says glamorous crap for sale.

Avoid garland and mesquite. South dallas isn’t that bad. If you are from Louisiana then the worst parts of Dallas will surprise you with how not bad they really are. Based on what you are looking for give Las Colinas a look

I used to live at 5555 E Mockingbird Lane at the Phoenix
from in 2000-2001. We were the first tenant in our unit. Was a Fancy place back then. Is it a shite hole now?

I enjoyed walking to Kroger, the view of downtown from our window, and the Dart.
But I couldn't quite use the DART to commute to work as the Parker Road station opened in Plano like 3 months after we moved home to Baton Rouge. That would have been rad to be able to 'walk' to work. Ah well.
