If I were moving I'd probably find a not so popular/crowded beach to live on.....probably cheaper too

To answer a few questions. I am 55, had kids late in life. I don't want to live on the beach nor can I afford to. Although I have vacationed there frequently, I don't know too much about living there. That is why I was asking.

Tell me what you know about the area. I wish my parents would have done this when I was a kid. We have vacationed here for years but we are ready to make it permanent. Any suggestions?

Mexico beach is south/east of Panama City. 30A is north/west
If you were driving along the coast from Alabama, it would be Pensacola, Navarre, FWB, Destin, 30A, PCB, PC, Tyndall Air Force base, Mexico beach, Port St. Joe, Apalachicola. Past that you're getting into the bend of the state.
Mexico beach is a lot less touristy and uppity than 30A because it isn't sandwiched between two "bigger" cities the way 30A is.
There are cheaper options along 30A. If you're trying to be in Seaside or Alys beach then you're going to pay a ton. Grayton to the west of seaside and seacrest to the east are a little cheaper for 30a, the far west end of PCB is gonna be cheaper than 30A and still close.

the only downside to 30a is the public schools are good but not great.

try sea grove in-between. seems like there are some options there that are reasonable. my FIL almost bought a huge house there we always stay at when we vacation and it wasn't that bad. i want to say around 600K.
eta yup.
