I believe Paddock suffered from mental illness, had a major gambling addiction, and in in the span of only a couple of years lost the approximately 5 million dollar nest egg he had received after selling his Dallas apartment complex. Money that was to support him for the rest off his life, and not enough years left to start over and re-coup it. That sent him into a major depression, or break from reality, and for some reason known only to him triggered him to do what he did.
