I think Beaumont, Port Arthur, Nederland, and Orange (the golden triangle) is probably the worst region to live on the American gulf coast. It needs some major improvements to really take off, and I suspect that its proximity to Houston makes more development there unlikely.
I had to work there on a project for a while and I absolutely hated it. It seemed like most of the people who live there permanently hated it too.

Unless you like to fish and hunt (or golf). You can be duck hunting in Winnie, Port Arthur, or even over in the Hackberry area with the quickness. Saltwater has Sabine Lake right there plus Big Lake or East Bay is an easy drive. Freshwater has Toledo and Rayburn close by. Cheap deer hunting going North out of town. A bunch of golf from goat ranches to really nice layouts.
