In Austin, the suburbs are located in exactly that kind of area all over Lake Travis.

Also, "suburb" may not even be the word to use anymore, as goods and services may decentralize from downtown making "burbs" more complete and not a "half and half" existence.

It's really hard to tell what will happen. I could argue downtown becomes even more popular in some ways too. I'm just excited about the possible freedom of it all.

You lost me here. Austin ISD is alright. I mean, a couple of the schools are real good, and we made sure to buy in one's zone, but the suburbs with Westlake are better. Magnets are magnets and are outliers.

Funny thing is the Austin ISD schools that are good but slightly worse than the suburbs are leagues better than major city public schools anywhere else from what I can tell.

Generally lower cost of living and warmer weather. I personally prefer the weather further north but most don't.

I would guess the South has been growing since AC became common. And now industry is following in a big way.

Places like TX, TN and FL have a lower cost of doing business as well. Lower taxes and lower salaries than states like CT or CA.

Yeah, I knew in general the trend was south. I didn't realize all the growth was south.

If you ignore the growth that isn't in the South, then sure, all the growth is in the South.

Westlake itself is an outlier. It’s not a great example of “suburbs with better schools” because while it meets some of the traditional definitions of a suburb, it doesn’t meet others. Westlake is ultra expensive, is very close to downtown, and is its own incorporated city and only has one high school. It’s more like Highland Park / University Park in Dallas than anything else here in Austin you might call a suburb. Yes, Eanes ISD is better than anything for hundreds of miles, but it’s a school district benefiting from truly exceptional circumstances. The other Austin suburbs are NOT like Eanes.

I’m zoned to Bryker Woods Elementary, O. Henry Middle, and SFA for high school. Bryker and O. Henry are as good as you can possibly ask for in terms of public schools. SFA isn’t all-world, but it’s waaaaaaay better than where I went to high school.

You are 100% correct about that. The biggest differentiator between Austin, Houston, and Dallas is that you can send your kids to AISD schools and even live practically downtown like I do, but you can’t send your kids to DISD or HISD schools. As such, the cost of living in central Austin is actually much lower than a similar location in Houston or Dallas, because you don’t have to pay for private school.
