My agent is kind of a tard and I'm having trouble trusting her, but it's my mom's best friend and Im just trying to bring her some business.
I found a property that says it's a one time listing and I'm having trouble trying to find what it means. She's telling me that it's already under contract and that they have to list it but when I google it, it seems like it might just be available for a 1 time showing?

She's telling me the answer to the question is it's already under contract, not that she checked on the MLS and that it says its under contract.
