Kind of funny because from my understanding you are offering to sell to them what already belongs to them. From what I've learned is once you install fixtures that would "damage" the property with removal, it becomes part of the property which is obviously owned by the land owners.

You think when you rent a place with no blinds and spend a chunk of change to put up blinds that you're required to leave them?
Guess you think taking off a shitty shower head and putting a nice one on would "damage" the shower, so you should leave your $50 nice shower head when you vacate too then right?
P.S. I've never once damaged any property by putting up blinds or taking down a ceiling fan and putting back up the fixture that was there to begin with. Not sure where you're getting the notion that these sorts of things would "damage" property.
A lot of landlords are thrilled with the improvements because if they're new to being a landlord, they don't realize how spending $200-$300 can completely change a place and get them more money.

Things like no blinds on the windows
if not provided you have to provide
