Dealing with contractors 101:
1. Don't ever go with somebody just because they're the lowest bid. If they're the lowest bid and have great reviews, then awesome. You go with them. But if everybody else quotes $2,500 and they say they can do it for $1,200 (hypothetically) - that should raise red flags.
2. Don't ever rely 100% on them to make sure they're putting it in the right place, following the property line, etc. You don't need to bird dog them, but it's up to you to make sure they understand clearly where the property line is. You're getting the work done for you, so why wouldn't you? Don't ever assume that there's a contractor out there that you pay money to and walk away from them without checking up on them every now and then. There is no such thing.
3. Pay 50% up front, wait till the job is done and do a final walkthrough and if they leave a mess or crap anywhere, point it out to them to clean it up. Wait till you're completely satisfied with the job and the housekeeping upon job completion, and then cut them the other 50%. It's crucial to do it in that order. You cut them the check as they're wrapping it up, and they're about to leave some shite somewhere for you to clean up, I can promise you.
