Growing up in the LP in the 90s, I never would have thought this. It seemed hopeless.

You might can get a stretch on the low side of bluff for that. Good luck. The lot we are on was $100k+. There’s also a small version of Mallard Lakes type subdivision down 73 a mile or so past 74 on the right. It’s gated. You can buy estate lots there, and I think the max is around 2-3 acre lots.

They don’t drive the market in a free market society. The consumer does. If the consumer pays it, then it confirms the price. When the pricing stagnates, and doesn’t sell then it’s reached the mark consumers will pay. I can list an acre of land for $100mil doesn’t mean that I’ll get it. I’ll get what the consumers (market) will pay for it.
