I’m curious just for future reference...I assume you called your insurance company? (Not home warranty, I’m talking primary HOI)

What did they say?

I could see a scenario where they cover it and then they hire the attorney to go after the previous homeowner

Not hard to prove. Black mold, signs of tampering (new paint, baseboard not flush, doesn’t match the rest of the baseboard in the room and nailed on, , new pex wrapping etc)
