NOLA residents: What is the area around Paris Ave and Mirabeau Ave like?

I grew up around there from 1955-1961. Now, when I look at the area on google maps, it appears sorta run down.
What's the area like? Is it a shithole?

I would live there. It's not a fancy, but it's a far stretch from run down. There is a lot of new construction going on in and around that area.

Paris Ave around Holy Cross is booming. I think the construction is started to spread further that way. It's not great but it's decent.

I live in Vista Park, which is the area between Robert E Lee, Filmore and Paris.
Its a really nice little neighborhood that is very up and coming. Lots of new construction, lots of young professionals moving in.
I wouldn't want to live closer to Mirabeau but that area is getting better as well. Just not fully there yet like below (above?) Filmore.

Seemed like a nice place when I was growing up, but what does a kid know. I learned years later that the house I grew up in sank--literally. This was way before Katrina.

I actually experienced a few--I think Hazel was one of 'em. I also have a photo of me and my little next door neighbor gf—building a snowman! 1957 or '58 maybe.

Just like 90% of N.O. Construction and renovations on every block it seems.
