Why is your landlord making you talk to the warranty company? Not ok.

Send something in writing every single day. In Louisiana if you send something in writing a certain number of times without it being fixed you can then get your own estimate. Then send the estimate to the landlord and if they do not move to fix it, fix it yourself and deduct that from the rent. Their are certain steps you have to take, though.

Much easier to pester until it’s fixed.

I have both, worked with management company to get the contractor to come out (the took two days) and then the claim had to go to the home warranty company which then had to get an authorization from the owner.

They will stay on the owner then. Your lease is with the management company, not the owner.

i had a small mushroom soup along with their pasta. also had a mini fruit tart for dessert.

my e-mistress mc'pony who is acting like mrs miscavige, also loved the mini fruit tarts b4 she went into hiding.
