If you are closing deals on these kinds of foreclosure properties I would think you should know the answer by now.
If not I’d start way smaller.

I knew a guy who went to an auction and bought a lake property and was surprised no one bid against him.
After it was over someone keyed him into the fact by taking it over he assumed a shite load of financial responsibilites with it. He could have lost everything had he not found avenues to be released from some of the liens.
As it was he went from what he thought was a steal to a decent deal but with massive amount of stress.

That's seems shady at best or disingenuous to the tax payers of the county at the least. Like that property at the corner of Bluebonnet and Perkins that sold for like $20k because one guy showed up. It was a six figure commercial property. I don't know if they let it stand but there are offices on it now.
