Yeah, no one in my neighborhood flooded when half the city flooded but on the prelim new flood map we are in a flood zone.

And yes, the added flood insurance adds an extra $209 to my mortgage which takes me out of my comfort zone... I technically can afford it, but I don’t want to be house broke.. I also have zero confidence in FEMA in changing the zones in a timely manner
This whole process has been a learning experience for me..

If FEMA has issued a Letter of Final Determination then the new FIRM should go into effect for flood insurance rating purposes 6 months from the LOFD date. Until then, the previous map is still used unless you can get a LOMA.
What parish? Because if its Jefferson, the new FIRM went into effect February 2 so an agent should be able to run a new quote based on new FIRM

Like others have said - get a LOMA.
Two months before Irma, I bought a house in Flood Zone X. The brand new construction is built up, but it was still in a flood zone, per FEMA. Flood zone X, 500/yr. I almost dropped it, but pushed off getting a LOMA, them Irma hit and we were flooded in for a month. So, a LOMA can change the status.
