Yea, I'm not sure that central AC and heat counts as an extra in 2017. I wouldn't leave any furniture there unless the tenant requests it.

lmao then you are NOT renting in decent neighborhoods. You should be renting at $1.00 per sq ft. on average.

The location also explains the thinking that central AC/heating is some fancy extra that adds value

Reason I stated central AC/ heat was that the rent house in neighborhood does not have that. I have spoken to some renters and they have said in past that they would use window units. I just thought it made a difference.
I also spoke to a lady that is a property owner and rents out and was told to ask a little lower than normal because it keeps a tenant there rather than just for a period of time. Keep tenant happy and it's a steady income.

People who rent aren't going to have their own appliances just laying around as they go house to house.

If you are renting to college students I agree but most adults will have their own appliances

not extras, you're supposed to be renting a livable place, why not just sublet a mini warehouse to them?

There are a plethora of things that could cause a tenant to move out of a property. Unless you are trying to get them to sign a 2 year lease, you need to ask what full rental value should be. That lady gave you terrible advice, as being lower than normal will attract nothing but trouble for you.

I would say for the majority of the rental properties in the US, that is blatantly false.
