Houston Third Ward/EADO area

I was bored today and decided to take a look at Third Ward/EADO. I was shocked at the price of lots and homes there. I looked at buying a lot in 2019 but ended up not pulling the trigger. The prices in the area have gone up $100K+. What's the deal? Seems like the average new house is being sold for around $400K. Who is paying that to live in the Third Ward?

Betting on the future . Some Heights areas (west of downtown) were ghetto 15 years ago, now? Fully gentrified.
ETA. I’m fully with you. Crazy prices in EADO for what today it straight up hood projects.

They’ve been trying to gentrify that areas for years. It has potential with all the sports arenas close by (Minute Maid, Toyota Center, BBVA). There’s a fun strip of bars there on St Emanuel.
Overall, the area is just too full of old warehouses and run down infrastructure….and homeless people. Being east of 59 has it going against itself as well.
Most ‘homes’ are the stackable condo types. I don’t see it peaking anymore than it already has.

It's people betting on gentrification because of proximity to downtown, baseball stadium, etc. It's cleaned up quite a bit but still has a ways to go. I had a friend who bought an old tea warehouse over there and turned it into an awesome house and I think he sold it a few years ago for 2-3M.

It’s a cool area for the right people. Close to downtown, light rail access, lots of things to do, re nightlife, young crowd. It’s developing its own quirky kind of neighborhood vibe, sort of like the Heights has. It’s kind of pricing out the younger crowd already, which may stall out its own gentrification.

Great location to Houston three main job locations med center, downtown and port to stay ghetto forever . It’s gentrified a great deal, most of the industrial stuff is north of the bayou and east of Lockwood now.
Some the older houses along riverside are awesome.

Great investment area FYI
I was at a party recently in EaDo with some heavy hitters and they were all gobbling up homes and looking for others.
The untouched parts are still very much Hispanic and black areas but with the developments those folks will be packing their bags before long to make way for more yuppies
