Replaced a water heater in attic several years ago. hired a pro. His helper fell through my den ceiling.
Moved to current home. Come to find out old water heater in attic is 30 years old! Home inspector worthless! Works fine, but new insurance rule: no new homeowners policy with any water heater over 15 years old. Hired a pro. Plumbers helper almost gets killed bring old heater down from attic! Water heater was full of sediment and attic ladder gave way.

Did you consider going tankless?

Go with tankless. I used a local BR plumber. Prices from Home Depot were slightly higher on regular water heater installation. 1 year with tankless and absolutely love it.

About to purchase a tankless I think...can you expound on why you like it?

I like it because the hot water never runs out. It is more efficient. I was able to take out 2 giant 50 gallon "water bombs" from my attic. I took out two 50 gal tanks and replaced them with 1 tankless the size of a rolling travel suitcase. Time to get hot water is essentially the same as it was with my tanks. You can get a device that is extra to circulate the hot water continuously, but this seems a waste. Only takes a minute or so to get hot water.
The ONLY downside I see is you won't have hot water w/o electricity unless you have a generator.
