Except for the fact that it has little to no UV blocker so it deteriorates very quickly if exposed to sunlight.
At least that was our experience at work when we tried it on some metal roofing.

My old house I had a leak under the big garage door. I'd get some water in the front corner of the garage. I flex sealed it and it definitely worked. Only thing, it's a fricking mess. It sprays wildly.
