Where do you live? The difference between a desirable area and an area you think is trashy can often be less than a few streets.
I saw the same thing living in L.A. or when I drive through parts of Baton Rouge, NOLA, etc
Again, using Moss Bluff as an example, there have been expensive subdivisions developed right next to trashy mobile home parks. That doesn't mean the subdivision is undesirable.

I guess our definitions of what is truly ghetto is different. Trap houses and section 8 all over is what I see as ghetto. Not some older part of town that is still full of working-class people.

Bro, if you are 3 minutes away from every side of your home from being around run down trailers and trap houses, you aren’t in a “decent” area.
Somebody built an almost guaranteed poorly constructed house in a shite area, just because the next door neighbors aren’t complete shite, doesn’t mean you aren’t in a shite area.
And the original premise is you think that should be the AVERAGE starter home. I don’t think the AVERAGE 28 year old engineer and nurse married couple should have to live surrounded by people on disability and no water
